12/20/24 - New Resident in Good Standing Definition: "A resident who has fulfilled all financial obligations to the organization, including payment of dues, assessments, and fines, and is in compliance with the community's governing documents, including rules, regulations, and bylaws. Additionally, they must not have any unresolved violations or disciplinary actions pending against them. "

12/20/24 - New Revisions to Rental Rules and Interview Required for Permit Holders: Minor editorial revisions to Long and Short Term Rentals for the purpose of clarity, added Wait List procedures. Content revisions to add the the requirement of an interview with Rental Permit Applicants.  See Section 3.1.24

12/10/24 - Tree Maintenance Policy: "The Institute does not actively inventory or monitor the health of trees located on private property. Property owners are ultimately responsible for the care and maintenance of trees located on their property using the permit system outlined within this section."  See  Section 3.1.10.6

12/10/24 - New Hold Harmless Clause & Indemnification: Added to handbook. See Section 8.0 

 

9/14/24 - New Quiet Policy: Quiet shall be maintained from 11:00 PM to 8:00 AM. Sounds above 45 decibels are considered to be excessive. Prolonged daytime sounds above 70 decibels is considered excessive.

New Tree Work Policy: A $50 deposit or fee is required for each tree removal. A deposit will be held for six months and refunded upon replanting a new tree. If there is no desire or reasonable location for a replacement on the subject property, the Institute will place the fee into an encumbered account for tree replacements in another area of the grounds.

Epworth Updates:  Phase I of Improvements is complete.  A new French Drain system was installed by WYCO this spring and New Galvalume gutters with a larger capacity have been installed by Lake Country Gutters this winter in order to keep the basement dry. This was funded by the NYS CFA Grant. The Epworth Committee is currently planning Stage II to include masonry work on the supporting piers, a new lobby floor and significant bathroom improvements. â€‹
